Smoke Door | Smoke Separations Inspection for Building WoF
Smoke door & smoke separations need an ongoing inspection schedule to comply with the requirements of building WoF, wish to reduce cost on this inspection?
A smoke separations is required to be listed on a compliance schedule where the smoke separation: forms part of the means of escape from fire which contains one or more of the specified systems 1–6, 9 and 13.
Examples of smoke separations include, but are not limited to, the following:
- A cable car attached to or servicing a building used as a single household unit
- A ski chair lift which carries people in an enclosed vehicle and operates
Maintenance & Testing process (performing standards: _______ etc.)
Responsive maintenance should be carried out to ensure smoke separations prohibit the spread of smoke and, in the case of smoke doors, occupants are not prevented from leaving the building in the event of an emergency.
Typical inspection includes:
- Visually Inspect Sign of damage- Closure, exposed smoke stopping & surface finishing
- Visually Inspect- New penetration without proper/ suitable smoke stopping
- Doors forming part of an escape route to be checked and are not Locked / Barred / Blocked
- Doors are not damaged or obstructed
- Door leaves or fire shutters close and latch automatically from any position
- Double acting doors and double leaf doors stop with the leaves in line with the frame and seals (where fitted) are in contact at meeting stile and/or frame
- Door leaves on self-closers shut with an acceptable maximum closing force
- Smoke control door seals (where fitted) are intact and provide continuous contact
- Fire door to frame clearance 7mm (standard)- maximum 10mm from top of floor covering to leaf
- Door leaves on self-closers shut with an acceptable maximum closing force
- Fusible link/rollers/cables can be activated
- Hardware is securely fixed
- No unauthorised hardware is attached
- Smoke doors in exit ways can be opened without keys to allow ready egress from the building at all times
- Doors or windows are not kept open by methods other than hold open devices that comply with the building code and are in good working order.
- Doors haven’t been relocated without suitable fire separation in the ceiling space
- Owner daily check logbook sighted & up to date
